Prospective tenants
How do I arrange to see a house?
To set up a showing please send the names and expected year of graduation of everyone in your group, the houses that you would like to see, and some days and times when everyone is available. We will start showings the first week of September and will show houses Monday through Friday 11-5 and do require that everyone be present.

Does my full group need to be present for showings?
ALL prospective tenants MUST be present for showings. Students are currently living in these homes and therefore we need to be respectful of their time. Yours will not be the only group wanting to see the house, so multiple trips by the same group becomes intrusive to them.
We found a house that we want. What do we do next?
The application packet can be found in the forms section of this site. Each prospective tenant and their parent/guardian must complete the forms and include current transcripts showing GPA as well as a copy of their driver's license. All applications must be received prior to us making a decision on the group. Parents can email us their information directly. The guarantor clause does not need to be completed until your group has been approved and we will send the form through DocuSign directly to your parents once you've been approved.
Does it cost anything to apply?
There is a $50 per person application fee that is only payable if your group is approved. Payment can be brought to lease signing.
Can we have a dog/cat/lizard etc?
No pets of any kind are allowed in any of the houses. This includes "guest" pets.
Current tenants
When can we move in?
Move-in date for 2022 is June 7th. Keys can be picked up between 3-6 p.m. at our office located at 193 S Chapel St. Suite 100.
How do I pay my rent?
Rent is paid quarterly by Zelle, check, money order or cash. Checks should be made payable to Matt Dutt and are to be mailed to PO Box 1085 Newark, DE 19715. We do not accept credit card payments.
Who do I contact for electric service?
Electric service is provided by the city of Newark.
Who do I contact for gas service?
Gas is provided by Delmarva Power
